Wondering if anyone had any insight on Phenix Salon Suites? I already have a small studio but in the upcoming year I am looking for a new space. I ideally want to stay within my own space but thought this may be a good opportunity. Just wanted to see if anyone had thoughts.

It's time to get a location that is more visible... That is the only reason for the change. My space is on the second floor and O will never get walk-in traffic or more visibility if ti stay on the second floor. Other than that I love my location. I hv all the things I need (area for clients to wait, reception desk etc) I keep getting flyers for these suites and just wanted to know if anyone had experience.
Since that is your main concern, I would advise against going with a salon suite. You'll be surrounded by other people offering similar services, which means you will be competing on price... never a good thing. Instead, I would focus on maybe renting a room in a higher-traffic hair salon, a back room of a busy makeup store, etc. Something where you'll be distinctive within the space.
I heard that the one near me has an office in the back (not good for walk-ins needing info), receptionist comes in covered with hickey's and her boyfriend hangs around playing kissy face! I am in a similar concept but we have an extremely nice, competent manager. Very helpful to anyone, this is my 7th year here. Currently have 2 others who are dually licensed as MT/Esty and 2 more Esties-so any walk-ins get divided up. We do not have a lot of walkin's for esty services or massage for that matter. What few walk-ins are for hair and nails. Depending on what your paying-I might look into another place that's better for walkin trade but on the first floor. They do 0 advertising. They sell gift certificates and rent rooms. I would almost consider it a step down, that's just my opinion.
I moved into Phenix Salon Suites early March 2016. So far I love it, they let you paint and decorate within your suite. I am usually fully booked but since moving in, I've gotten many new clients from other hair dressers.
I worked alone in a home studio for a few years and I love being able to separate the two and control my own environment and hours. All utilities are included, and you can pay weekly or monthly. I chose monthly. I've been wanting to get my self out there for some time now, having a face with the hundred + 5* reviews on yelp is paramount to me. No use hiding behind the veil any longer.
They hold a master business license so the only thing that I needed was my occupational licence and register with DC tax and revenue. I love it!
The Rhode Island Row Washington DC location is bustling, there is a metro rail stop at the end of the block, clients can take a quick lunch, get services and back to work in no time. I already have a very visible web presence, but now...watch out DC!
