I rent a room in a wellness center.  I schedule my own appointments and days.  I pay my own taxes, insurance, supplies etc.  The owner now wants to know each clients first last names, phone numbers and what services they are having done.  Is this customary?  As it is I give him the courtesy of knowing when I will be in and for how long.  I feel this is a privacy issue for the client as well as my business within his.

Any suggestions, comments or understanding of the law pertaining to this issue will be helpful.

This is just my opinion - unless there is something in your contract (if you  have one) or if there is a mutual benefit, I see no reason to give them any of your clients information whatsoever.   It is your business - not theirs.

Those are your clients, what is to stop her from not renting to you anymore, [booting you] hiring a newly licensed grad for minimum wage?

Sounds like an attempt to steal your business. Tell them if they don't want your rent, you will go to another salon and take your clients. You don't work for the person, you are 'renting' 

She doesn't even pay your healthcare, salary, etc?

I sub-rented from a massage therapist that tried to do that. She later tried to sell my services, collect the fee- and send clients to me. We ended up in court. Be careful of places like that.

None of his business.  Unless it is spelled out in your lease agreement or if there is some regulation about the facility having to have customer information (this is surprisingly common for massage facilities -- the facility not the renter is responsible for record keeping in some states/cities), then its your info. Period. End of sentence

I would contact your state board to see what rights he has if any.  As you are renting from his space I am not sure what rights he has to your client list and for what purpose. I would also look into your agreement if you have signed one.  If it does not state anywhere in there that he has a right to know this info, I would say it is really not his place to ask.

Yep, refer to your rental agreement.  There is no legit reason to have your list, and you're protecting your clients' privacy by keeping that info to yourself.  

Now, if he approached you with the offer of a reciprocal deal - sharing his list with you and you sharing yours with him so that you can cross-market services to each other's clients, that would be a different story and a negotiation you might be willing to enter into, with the proper contract.

Well it could be a good networking relationship, if he does the same for you. It is his way of getting new clients but you should be able to do the same. An even swop is no swindle as they say. If he is the only one to gain I would not go for it. If you are in a good place he should be referring clients to you and vise versa. If not you may need to start looking for another spot that has your growth in mind as well as theirs. It's hard for everyone in this economy today, helping one another is very important in business today more than ever. Network! Good Luck! 

Once you rent a room, you are in charge of YOUR OWN BUS!!! you don't have to tell him when you come or when you leave, let alone your clients privet info. you can take this person to court for trying to steal your bus. the law is on your side. You can even not be there at all, just pay rent, it's none of his bus. what you do or don't do with the room. I work in a salon with 4 renters and we come and go when we come and go and none cares.

Find a new place for your state of mind.

Hi! I've been renting out treatment rooms to massage/estheticians for 15 years now and I have never asked my renters for THEIR clients information.  Over the past years of working together I see their clients faces every week practically and I have got to know them over the years by first name (I still don't know their last names).  If their client is interested in a facial from me, the therapist gives them my card and/or phone number and that's it.  I do not have a clause in my rental agreement about me having access to their client list or vice versa.  I also do not care if they work at another place in the same area or in a close radius at a second location as long as I get my monthly rent on time and everyone is happy.  I have a great relationship with my renters. I am very blessed!

It is a invasion of privacy. Your clients may leave you if they know you shared their personal information. None of their business. I can tell you the reason they want your client information is to contact your clients and offer services. They need to build their own clientele. Or they can have flyers or information that you clients can take if they are interested. Do not let them take advantage of you. Check with your state on the laws.
