I am 99.9% sure you need to have a sink in the room - both hot and cold water. They test the water temp, seriously!

And another random fact that is not well-known: you cannot have carpet in the treatment room (must be non-porous flooring).

I was curious as someone on the new esty board had brought it up. I'm in a salon/spa booth rental and I do have sink and mirror.

I'm really learning a ton of stuff on this-wished I'd joined sooner. So, much easier when you don't have to be pioneer woman!

Hi Deborah I to found the book to be hard to find exact info I have many times after spending to much time looking call the Texas license 1-800-803-9202 they are really nice on giving clarity on  the rules. Good Luck

Hi Deborah, check with www.license.state.tx.us, and I believe they only require the treatment/client bed and a mirror in each room.

Ok- who is the go to person for rules and regs for the moment I'd like to know if we are required to have a sink in our room. I've looked at book off and on for other things and haven't found anything of that type of thing except for schools. Thanks, Debbie

I actually did negotiate the contract and a previous co-worker (a guru at contract negotiation look it over. There were serveral changes and for what ever reason the owner would not return my phone call after going through the contract with the manager.  I'm now looking a place that is less ($125/wk vs. $170/wk) and will be making a decision this week.  Thanks so much for sharing your thoughts.

Hi Ruby!  Most people/owners I've encountered will work with you and what your needs are... if you are not comfortable with a year lease, insist on a 3 month lease.  If they still will not budge, perhaps this is not the right place for you to have a business.  In this economy, landlords would much rather have a little than nothing at all... but that's just my opinion.  

Oh, and have a real estate friend read over the lease!

Is it typical for a salon/spa owner to require a 1-year contract with a room lease?
